What to Know Before Buying in Tel Aviv

Check the taba (land registry) carefully. Many central Tel Aviv properties are on leasehold land (minhelet) rather than freehold. This affects value and financing.

Parking is scarce and valuable. A parking space in central Tel Aviv can add ₪200,000–400,000 to a property's value.

Building age matters. Pre-1980 buildings may require tama 38 (earthquake reinforcement) work. This can be an opportunity — reinforced buildings often receive additional floors and improved common areas.

The sea view premium is real but volatile. Properties with direct sea views command 20–40% premiums, but these can be affected by new construction.
