International Buyer Surge
North American buyers accounted for 47% of Bibian Group's July transactions — the highest monthly share on record. French buyers represented 31%, with the remainder from the UK, Germany, and Australia. The average transaction value for international buyers was $1.85M, up 22% from July 2025.
Prices
Tel Aviv luxury prices rose a further 1.8% in July, bringing YTD appreciation to 9.1%. The Old North beachfront corridor is now averaging NIS 82,000 per sqm for high-floor sea-view units — a level that would have seemed extraordinary just 18 months ago. Bat Yam continued its strong run with a 2.3% monthly gain.

The Frishman project's pre-sale phase concluded in July with 91% of units reserved. The 9% of remaining units — all upper-floor premium configurations — will be offered at post-construction pricing, representing a significant premium over pre-sale terms. Buyers who secured pre-sale units are already sitting on meaningful paper gains.
