Rate Cut Impact
The 25bps cut reduced the average monthly mortgage payment on a NIS 2M loan by approximately NIS 280. While modest in absolute terms, the signal effect was significant. Mortgage applications rose 19% in the two weeks following the announcement. Banks reported a surge in pre-approval requests.

Tel Aviv luxury prices (above NIS 4M) rose 2.8% in April, the sharpest single-month gain since March 2022. Bat Yam waterfront units appreciated 6% quarter-on-quarter, driven by the combination of new infrastructure investment and the rate cut. Jerusalem luxury held steady with modest 1.5% gains.
International Buyer Activity
April saw a notable increase in buyers from the UK and Germany, markets where domestic property conditions have been challenging.
